How to compare AI listing video tools

Five questions separate these tools, and none of them is about video quality. Every tool in this list produces something that looks like a video; the differences that decide your month are what you have to feed it, what shape the file comes out, whether sound is included, how you get billed, and whether anyone checks that the video shows the house you listed.

  1. Input: does it take your photo shoot as-is, or do you need to build a project, write a prompt, or paste a listing link?
  2. Output orientation: landscape for MLS, YouTube and email, vertical for Reels and TikTok, or both.
  3. Sound: is music, captions or voice-over baked into the file, or do you add it afterwards in Instagram or CapCut?
  4. Billing unit: videos per month, listings per month, or credits. Credits are the one that surprises people at the end of the month.

The four tools built for listing photos

These four take a photo shoot and return a finished listing video without you touching a timeline. They differ most on what comes in the box: sound, aspect ratios, staging, and whether the output is checked against your photos.

ListedReel: best for photos only, no editing, flat price per video

Reel-E: best if you want every aspect ratio from one upload

Reel-E prices per listing rather than per video, and one listing includes 16:9, 9:16 and 1:1 cuts, branded and unbranded, plus a listing website. Checked September 8, 2026: Essential is $59 a month ($44 billed annually) for 3 listings a month with 20 photos each, Growth $129 ($97 annual) for 10 listings with 40 photos, and Pro $599 ($449 annual) for 50 listings with 4K output. It advertises a roughly two-minute turnaround and music-synced cuts. If you post the same listing to YouTube, Instagram, TikTok and the MLS, paying once per listing for all four crops is a real advantage.

BetterSpace AI: best if you want staging and scheduling in the same tool

BetterSpace AI is a marketing suite rather than a video generator: listing video, AI virtual staging, a social scheduler, and a listing sync that pulls new properties from a Zillow, Rightmove or website link. Video includes music, voice-over and captions automatically. Checked September 8, 2026, the free plan gives 2 videos a month, and paid plans run Lite $29, Starter $49, Growth $89 and Pro $159 a month, each with a monthly credit allowance shared between videos and staged photos, and a photo cap of 15 to 20 per video. General tools agents actually use

Most listing videos posted this year were not made in a real estate tool. They were made in Canva or CapCut by the agent, at night, from the same photos. These tools are cheaper per month and give you total control, and they cost you an hour or two per listing instead of ten minutes of waiting.

Canva: best for a branded slideshow with text overlays

Canva is the default for template slideshows: drop photos into a real estate template, get pans and crossfades, add price, address, your headshot and a stock track. Checked September 8, 2026, Canva Free is $0, Pro is US$180 a year for one person and Business US$250 a year per person. It is honest output (nothing is generated, so nothing can be invented) and it looks like a slideshow, because it is one. Fine for a price-drop post, weak as the main video on a listing.

CapCut: best if you edit yourself and post vertical

CapCut is the editor most agents already have on their phone, and it is the right tool for cutting a landscape master into a 9:16 version, adding captions, a trending sound and a hook in the first second. It is free to start; CapCut does not publish a public web pricing page, and third-party pricing trackers reported Pro at $19.99 a month or $179.99 a year when checked on September 8, 2026, so confirm the figure at checkout. InVideo AI: best for scripted promos and market updates

InVideo AI builds a video from a prompt or script with an AI voice-over, stock footage and your own media, and it is credit-metered across a large model catalogue. Checked September 8, 2026, Plus is $17 a month billed $200 yearly for 750 credits, Max $85 a month billed $1,000 yearly for 3,900 credits, with higher tiers above that. It is a better fit for an agent intro, a neighbourhood video or a monthly market update than for a room-by-room walkthrough, because a walkthrough needs your photos to be the footage, not b-roll.

Runway, Luma and Kling: best for art-directing one hero clip

Runway, Luma and Kling are the general image-to-video models. You give one photo and a prompt, you get a few seconds of motion, and you assemble the clips yourself in an editor. Checked September 8, 2026, Runway is free to try with 125 one-time credits, then $15 a month ($12 billed annually) for 625 monthly credits, and Luma meters credits per second of output by resolution, so a 1080p clip costs many times a draft-quality one. The control is total and so is the workload: expect to regenerate, re-crop and re-cut, and expect the model to invent a doorway if you let it. Worth it for one showpiece shot on a luxury listing. A second job at 20 listings a month.

HeyGen: best for talking-head video, not walkthroughs

HeyGen makes avatar and voice-clone video from a script, which is a different product from a property walkthrough. Checked September 8, 2026, the free plan allows 3 videos a month up to one minute, Creator is $29 a month and Pro $49 a month with 4K export. Agents use it for listing announcements, market updates and multilingual versions of the same script. It will not show a buyer the kitchen.

Watch what the pricing model does to your cost

The biggest cost difference between these tools is not the sticker price, it is the billing unit. Credits hide the per-listing cost until the month is over, because one listing can consume a wildly different number of credits depending on photo count, resolution, regenerations and whether you also staged photos.

  • Videos per month (ListedReel): divide and you have your cost per listing. $39 for 5 is $7.80 a video.
  • Listings per month (Reel-E): good if you need several crops of the same property, since all formats come from one charge.

Do I need vertical video for a listing?
